Becoming an Appraiser
To become any type of licensed appraiser in Vermont, you must first become a trainee.
Appraiser Trainee.
To become an appraiser trainee, you must:
- Complete 75 hours of pre-trainee education that includes the 15-hour National USPAP course
- Find a certified appraiser with at least two (2) years experience as a certified appraiser whom you will gain documented experience under. (VAR highly recommends that you find the certified appraiser before you take the pre-trainee education.)
- Once you have completed steps 1 & 2, you must apply to the Vermont Board of Real Estate Appraisers to become an appraiser trainee before you can begin accumulating your documented experience.

Licensed Appraiser.
To become a licensed appraiser in Vermont, you must:
- Become an appraiser trainee (see above).
- Gather 2,000 hours of experience under the certified appraiser (see above).
- Complete another 15 hours of qualifying education for a total of 90* hours, if you have not already done so. (VAR’s pre-trainee course includes all 90 hours so you can get it out of the way at the same time.)
- Take the state licensing exam.
*Effective January 1, 2008, you will need 150 hours of qualifying education before taking the state exam. If you begin the process to become a licensed appraiser now and do not complete the 90 hours of qualifying education before that date, you will be required to make up the difference in hours.

Certified Residential Appraiser.
To become a certified residential appraiser in Vermont, you must:
- Have an Associates Degree or 21 semester credit hours in specific college coursework.
- Become an appraiser trainee.
- Take another 45 hours of qualifying education for a total of 120* hours (i.e. the 75 hour pre-trainee education plus 45 hours of qualifying education = 120 hours).
- Gather 2,500 hours and 24 months experience under a certified appraiser (see “Appraiser Trainee” for more details).
- Take the state licensing exam.
*Effective January 1, 2008, you will need 200 hours of qualifying education before taking the state exam. If you begin the process to become a certified residential appraiser now and do not complete the 120 hours of qualifying education before that date, you will be required to make up the difference in hours.

Certified General Appraiser.
To become a certified general appraiser, you must:
- Have a Bachelor’s Degree (or higher) or 30 semester credit hours in specific college coursework .
- Become an appraiser trainee.
- Take another 105 hours of qualifying education for a total of 200* hours (i.e. the 75 hour pre-trainee education plus 105 hours of qualifying education = 200 hours).
- Gather 3,000 hours and 30 months experience under a certified appraiser (see “Appraiser Trainee” for more details).
- Take the state licensing exam.
*Effective January 1, 2008, you will need 300 hours of qualifying education before taking the state exam. If you begin the process to become a certified residential appraiser now and do not complete the 200 hours of qualifying education before that date, you will be required to make up the difference in hours.
