Becoming a Salesperson

In Vermont, you must be at least 18 years old and successfully complete a 40-hour salesperson pre-licensing course before taking the state exam. The Vermont Association of REALTORS® offers salesperson pre-licensing courses four (4) times a year – two day sessions and two evening sessions. See VAR’s Course Calendar to register.

Becoming a Broker

You must be a licensed salesperson for two years with eight (8) closed transactions within the past two (2) years and take the 40-hour broker pre-licensing course before you can take the state exam. See VAR’s Course Calendar to register.

Becoming an Appraiser

To become an appraiser in Vermont, individuals must meet specific criteria depending on the type of appraiser he or she wants to become, and complete pre-licensing education relevant to that type of appraiser.  Click here to find out more information about the different types of appraisers and the criteria individuals must meet.

Out-of-State Salespersons & Brokers

Out-of-state licensees who wish to become licensed in Vermont must have a current license that you have held for at least two (2) years in your state. You must then take 8 hours of Vermont law education before sitting for the Vermont portion of the licensing exam. You do not need to sit for the uniform portion of the exam. The Vermont law course is offered on the last day (last two days if taking the evening course) of our 40-hour salesperson pre-licensing course or the last day of our 40-hour broker pre-licensing course. Examination Information

The Vermont Real Estate Commission and the Vermont Board of Appraisers contract with PSI Exams to administer real estate and appraisal license exams on their behalf. Click here for Vermont’s schedule and instructions.

License Renewal/Continuing Education Requirements

Brokers and salespersons renew their licenses every two years (even years) regardless of how long they’ve had their licenses. During the two years between license renewals, salespersons and brokers must complete sixteen (16) hours of continuing education credits approved by the Vermont Real Estate Commission. Four (4) of those hours must include the 4-hour mandatory course, which is determined by the Vermont Real Estate Commission each renewal cycle. The next renewal date for brokers is March 31, 2008. The next renewal date for salespersons is May 31, 2008.

Licensed appraisers renew their licenses every two years (odd years) regardless of how long they’ve had their licenses. During the two years between license renewals, appraisers must complete twenty-eight (28) hours of approved continuing education credit, which must the 7-hour USPAP update. The next renewal date for appraisers is May 31, 2007.

License renewal forms are mailed prior to renewal and must be returned on or before (not postmarked by) the applicable deadline date. Return the completed form with your continuing education certificates (be sure to make copies for your records!) and a check for the licensing fee made payable to State of Vermont to:
